The foregoing
"Development Potential" suggests expanding the
property's use by the construction of two similar sized
buildings of two stories which would add a Conference Center and
twenty hotel-type rooms. This concept is illustrative
only; any such additional use would be subject to the ideas of
the next visionary owner, and there are other ways to do
it.
The current use of the
property is longer term rental of the villas to couples, usually
foreigners, who are residents of Costa Rica with businesses or
jobs or as retirees. The original quinta is occupied by
the owner. This provides a passive income and allows the
owner to control and enjoy his whole property. With
the same configuration, the villas could be rented short term at
a higher rental as luxury accommodations for tourists, but the
owner would have to become more active.
The private secure setting of
the property permits the villas to be owned and the use shared
by a group of friends or by any organization of like-minded
people. Group ownership is facilitated by the use of a
personal holding corporation which is a legal way of holding
property in Costa Rica.
Other possible uses include
Corporate or Embassy accommodations for local and visiting
employees, Costa Rican headquarters for international charitable
or development organizations, etc..
